Buyer Representation is our specialty, and is our only business. The Birchman Company's agents are "Exclusive Buyer Agents" and do not list properties for sale. Our client's (the homebuyer) concerns are the only focus of our agents.

An Exclusive Buyer’s Agent will always provide the following services:

• Provides a tested "Home Buying Process".
• Enters into an agency agreement representing the buyer only.
• Locates and shows available properties, pointing out strengths and weaknesses to the buyer.
• Counsels the buyer about property values and marketability issues.
• Provides information about properties and sources of financing.
• Shows properties and describe attributes and amenities.
• Submits offers promptly.
• Responds honestly and accurately to questions.
• Discloses facts known about the property.
• Offers property without regard to race, creed, sex, religion, or national origin.
• Helps determine the buyer’s needs for professional property inspections and warranties and arranges inspections.
• Gives the buyer an opinion of value.
• Provides the buyer with financial information about neighborhood properties.
• Advises the buyer regarding offers on a property.
• Consult with the buyer about counter offers and negotiates on their behalf.
• Confirms that needed repairs have been completed.
• Reviews the HUD-1 (Closing Statement) for accuracy.
